Happinest is a brand created by Mahindra Lifespaces for providing quality apartments at affordable prices. Happinest has launched its first two projects in Avadi, Chennai and Boisar, Mumbai. In this article, I will be reviewing the Township that is located in Boisar, near MMR (Mumbai Metropolitan Region). The Happinest Township is located in an ideal area with several schools, colleges, hospitals, and shopping malls in close proximity.
Happinest Township is well-connected to Mumbai and Gujarat by buses and trains. It is also close to the upcoming Delhi/Mumbai Industrial Corridor. The Umroli Station is at a distance of 10 minutes and Boisar Station is 15 minutes far from the Township. The Boisar Bus Depot is at a distance of 15 minutes and hospitals are at a distance of 20 minutes.
Mahindra’s Happinest, Boisar project is spread over approx. 14.86 acres. It comprises of 1RK, 1 BHK, and 2 BHK. They have three Phases out of which first two phases have already been sold. The third phase is under construction and booking has begun for it. Construction of more than 50% of Phase 3 is complete.
There is ample space for children to play. The playing area has several swings and slides for the kids to enjoy. There is a Cricket pitch for all cricket enthusiasts. If you enjoy playing Badminton, then there is Badminton Court too. Your everyday shopping needs can be met at the Common Facility Centre. The residents can even have morning or evening walks in the spacious walking tracks that are provided within the township.
Overall, the township provides a host of amenities that can cater to the needs of every age group.

I had been to their site to check the ready flats. Traveling from Mumbai to Boisar was easy. I faced traffic congestion in Mumbai, but once I was out of it, the roads were empty. Yes, EMPTY! If you don’t believe me, check out this actual image of empty roads on broad daylight.
After taking a left turn from Chilhar Phata (check video below), the distance to Happinest Township is around 17 kms. The roads here are not very good and driving was tough. The approx. 1.5 km road starting from Betagaon Junction to Happinest (check video) is going to be constructed by Tata + Mahindra. (Tata Housing has an ongoing property nearby – right next to Mahindra’s Happinest. So, both of them are going to construct cemented roads till their Township. Some part of the roads has already been constructed.
When I reached Happinest Township, I was welcomed by two watchmen who noted down the names of all the people traveling with me, my car number, as well as the purpose of visiting them. I was certainly impressed with their security system, especially because there were many people already residing in their Phase-1 and Phase-2 flats.
Another important aspect that got me attracted was lot of space around the buildings. The space was mostly filled up with greenery or had open parking area. You can park several vehicles in the parking area. It’s hard to find such a lot of empty space in and around Mumbai, so this was a big plus.
The rooms were nicely built. At the entrance was the drawing room that had a balcony. The entrance of the balcony had large glass doors, which certainly enhanced its appearance as I could see lot of greenery while standing in the drawing room. The kitchen was spacious with plenty of room and provision to keep washing machine as well as refrigerator. There was an outlet provided in the kitchen for washing machines.
The bedroom was good enough with a window for ventilation. The house had a separate bathroom and a toilet. The toilet had western stlyed commode. However, one thing that was missing was windows/exhausts in the bathroom and toilet, which is a necessity no? The 1RK flats were impressive too and were a perfect option for couples or students. They have an RO plant installed in their township, so the water that you receive in kitchen will be RO water. As far as the nearby locations are concerned, it takes 10 minutes by car to reach D-Mart so all your home shopping can be easily done there.
After you have received the possession of the flat, you have to pay a sum of Rs 10,000 as security charges for carrying out any kind of repairs in the house. You cannot make any renovation in the original structure of the house. You need to take permission from the society office, pay the security charges, and then make repairs in your home like AC fittings, etc. The security charges are refundable and as soon as you complete the repairing work, the authorized person will check and refund the amount back to you.
